Abstract

中国已经开始进入利益时代，集体的利益博弈已经成为我国经济社会生活的一个重要内容。近几年来中国房地产市场的风云变幻，为我们观察和分析利益时代的博弈，从而认识当今时代的特点，提供了一个很好的案例。房地产市场最近几年在我国发展迅速，但其发展明显有别于其它行业，备受各种争议。房地产市场中产生的各种经济行为和现象令人迷惑不解，运用传统的经济理论很难对它们进行描述。房价的节节攀升、政府的参与、开发商的强硬态度和普通老百姓的无奈表明了中国的房地产市场是一个非理性的市场，受到诸多非市场因素的影响。其市场供给、需求、价格形成的过程具有典型的博弈特征，使得我们可以运用博弈论的相关知识对房地产市场主体进行描述和分析，建立基于博弈理论的决策模型。
